Somerset means three councils, not one
Where you're building decides which council handles your planning application. Bath, Batheaston, Keynsham, Midsomer Norton and Radstock come under Bath & North East Somerset Council. Frome, Wells and Glastonbury come under Somerset Council. Weston-super-Mare and the coast fall under North Somerset. Almost all our work sits with the first two, and we know how each of them handles householder applications.
World Heritage Site and conservation areas
The whole of Bath is a UNESCO World Heritage Site, inscribed in 1987 and joined in 2021 by a second listing as one of the Great Spa Towns of Europe. The city-wide conservation area covers 1,486 hectares and around 50,000 residents, and was one of the first six designated anywhere in the country back in 1968. Batheaston has its own conservation area, as does Frome. In practice this means consent is needed for work that would be permitted development elsewhere, from cladding and roof alterations to boundary walls, and trees are protected too. We build those steps into the programme from the start rather than treating them as an afterthought.
Bath stone and local materials
Bath stone is an oolitic limestone, and matching it properly matters: substituting brick or reconstituted stone on a visible elevation is exactly the sort of thing that attracts objections. Most Bath stone laid today is quarried around Corsham and Limpley Stoke rather than Bath itself, since the Combe Down mines closed long ago. Head south and east and the vernacular shifts, from Bath's dressed ashlar to the rubble stone of Frome and the eastern Mendips. We've built in both, using larch cladding and new Bath stone at Junction Road and renovating a valley-side cottage at Goulds Ground in Frome.
